The
National Association of Realtors defines an exclusive buyer agency
as:
" The practice of representing only buyers and never sellers in a transaction.
The company never lists a seller's property and thus never has a seller as a
client. Agents never accept subagency that is offered by a seller's agent".

The services offered by the conventional real estate company inevitably result
in a dual agency or designated agency, giving those who deal with the conventional real
estate agent the effective status of customer, not principal or client.
An exclusive buyer agency guarantees to its principal/client undivided and complete
loyalty, allegiance, full disclosure and confidentiality; is not affiliated,
associated or employed by a broker who lists property for sale; and, avoids conflicts
of interest inherent in dual and designated agency. A conventional real estate agency
cannot and does not offer the same services.
As a buyer, the first thing that a conventional real estate agent will ask you
to sign is a Dual Agency Agreement, authorizing the agent to have a conflict of interest
during the time he/she represents you. In other words, by you're agreeing to Dual
Agency, your real estate company can represent both the seller of the property
in which you are interested and at the same time represent
you.

The exclusive buyer agent guarantees to the buyer of all of the above.
Because an exclusive buyer real estate agent does not represent sellers of real
estate at any time under any circumstances, the buyer is assured of full and
complete service, full and complete information about neighborhoods, schools
and surrounding amenities; and, unbiased disclosure of property strengths and
weaknesses.
